Michael A. Sulem founded AiMS after 12+ years leading the U.S. legal function for a vertically integrated private equity real estate developer with $6B+ AUM and 30M+ SF of retail and residential assets. As lead counsel for the firm's U.S. operations, he directed the legal architecture for more than $2 Billion in commercial real estate transactions, managing the full deal lifecycle from LOI to closing with a focus on timeline compression and capital stack protection.

Michael’s experience spans high-stakes acquisitions, debt financing, and the successful resolution of complex operational friction points. He has personally negotiated and secured 100+ anchor consents and REA amendments to unlock residential density and reposition aging retail assets.

Michael has a proven track record of successful execution and negotiation with national institutional operators, including: Target, Walmart, Costco, Publix, TJX Companies (Marshalls, HomeGoods), Ross, Burlington, Five Below, Dick’s Sporting Goods, Best Buy, Bass Pro Shops, and Macy’s.
